Rural haven just 3km from the stunning Bay of St Brieuc, a wildlife lover's paradise.
Floor area (approx m²): 140 Land (approx m²) 3,840 Bedrooms: 4 Bathrooms: 2
Situated 1km from the centre of the village and just 3km from the beautiful Bay of St Brieuc, this home has the most wonderful woodland setting and would be a paradise for a keen gardener and lover of nature. With its own 400m2 pond, complete with productive willows it is a haven for birds and small wildlife. It has a lovely vegetable garden and many types of fuit and nut trees.
Inside there is lots of accommodation including 3 bedrooms, 2 bathrooms and a further 95m2 of attic which could be converted. The house sits in its own plot of almost an acre of land in a quiet hamlet with half a dozen other houses around. Beyond the garden at the back there is endless open countryside and to one side of the garden a wood of mature trees which is lovely to look out onto. A driveway leads to a large parking area and the house has a large lawn and small paved area at the front.
The front door opens into a central room of 25.5m2 which is currently a dining room and entrance hall, but the layout is very flexible, even moving walls would be relatively easy as the house is constructed with two load bearing walls which need to stay, but everything around them could be repositioned if you wished. This room has a fireplace which is designed on a corner so it is also part of the adjacent lounge (15m2) which has windowed doors opening onto the garden and a further large picture window looking onto the woodland.
The kitchen is accessible from both the lounge and the dining room, it is 12.5m2 and fitted with a range of units, it also has a wonderful view from the window – you’ll find yourself wanting to wash up. Beyond the kitchen is a room of 4.2m2 plus a large built in cupboard which is currently used for ironing. A hallway of just under 4m2 gives access to a WC and the garage.
On the other side there is a double bedroom of 12m2 with en-suite bathroom of 5.4m2. Finally on the ground floor at the front there is a room of 9.3m2 which is currently used as an office, but could be a bedroom. It has windowed doors opening onto the garden and gets lots of natural light so could be a good room for crafts or similar.
On the first floor there is a mezzanine area, two bedrooms of 10.3 and 9.6m2 and a bathroom. There is also a large attic, separated into two sections of 40 and 55m2, which could be converted into habitable space.
The garage is 55m2 and there are two basic lean to stables totaling around 30m2, these could be used for horses as there are several fields to rent nearby and there may be some grazing land for sale. There is an existing vegetable garden and a large pond of around 20 x 20m planted around with willows, bullrushes and other pretty trees. The garden is attractive and enhanced by the fact that it opens onto open countryside and woodland.
You will probably find Lamballe is your favourite venue for market shopping and it has everything else you need too such as dentists, supermarkets, doctors, dry cleaners and a Chinese take away!
